Buying a home in South Fayette: what to know before you buy
South Fayette has grown by half since 2000, from about 12,000 people to over 18,000. The draw is the schools and the location: I-79 runs through the township, with downtown, the airport and Southpointe all within easy reach. It’s one township and one school district, so the numbers are simpler than most places. They’re also higher. Of the areas my Pittsburgh clients buy in most, South Fayette carries the highest combined millage, and it belongs in the payment from the first conversation, not the last.
Old villages and new neighborhoods
South Fayette is a mix of old and new. Coal villages like Morgan, Cuddy and Sturgeon date back more than a century, and newer subdivisions have filled in the wooded hills between them. The Panhandle Trail runs through the township for walking and biking, and most of the shopping sits along Washington Pike.
Two things to check here
Mine subsidence. Coal mining was South Fayette’s main industry for decades, and a standard homeowners policy doesn’t cover damage from the ground settling into an old mine. The state’s own coverage costs about 27 cents per $1,000 a year. Check the address on the state’s mine subsidence risk map before you buy.
New construction. Much of South Fayette’s growth is newly built houses, and the first tax bill on one is often based on the land alone. I qualify you on the full bill: taxes on new construction.
The numbers on $500,000
| Mills | Per year | |
|---|---|---|
| Allegheny County | 6.43 | $1,585 |
| South Fayette Township | 5.98 | $1,474 |
| South Fayette School District (2026-27) | 28.9465 | $7,135 |
| Total | 41.3565 | $10,194 · $850/mo |
Assessment of $246,500, the price times 49.3%. The county homestead exclusion takes about $116 a year off. Transfer tax is the standard 2%, so your half is $5,000.
What $850 a month does to your budget
The same $500,000 house in Cranberry Township runs about $481 a month in tax. That $369 difference is about the payment on $58,000 of mortgage at 6.5%. It counts in your debt-to-income ratio, so it changes the price you qualify for as well as what you pay. I would rather show you that before you fall for a house than after. Try it on your own numbers with the home affordability calculator.
School tax rises are routine
South Fayette’s school rate went from 27.70 to 28.9465 mills this year, about $26 a month on the $246,500 assessment above. I usually recommend building a small annual increase into your budget rather than treating today’s bill as fixed.
Allegheny County assesses on 2012 values and does not reassess when a house sells. An assessment can be appealed after a sale, and the level an appeal points toward is the price times the common level ratio, 49.3% for tax year 2027. Compare the current assessment to that number.
Assessment below it: plan your payment on the higher figure. Assessment above it: the house may be over-assessed, and an appeal could lower your bill. The annual appeal window runs July 1 to September 1 for the following tax year.

Your address may say Bridgeville, McDonald or Oakdale
South Fayette has no post office of its own. Homes inside the township are mailed under eight postal names: Bridgeville 15017, McDonald 15057, Oakdale 15071, Cecil 15321 and Presto 15142, plus the township’s own villages of Cuddy 15031, Morgan 15064 and Sturgeon 15082. The postal name tells you where the mail is sorted, not which municipality the house is in.
That matters on a listing. A house marked “Bridgeville, PA 15017” can be in South Fayette Township or in Bridgeville Borough, and those are different municipal taxes and different schools:
| Municipality | School district | Transfer tax |
|---|---|---|
| South Fayette Township | South Fayette | 2% |
| Bridgeville Borough | Chartiers Valley | 2% |
| McDonald Borough (partly in Washington County) | Fort Cherry | 2% |
| Oakdale Borough | West Allegheny | 2% |
The transfer tax is the same 2% in all four, so the difference shows up in the yearly tax bill and the school assignment. South Fayette Township and South Fayette School District share the same borders, so if the county’s property record lists the parcel in South Fayette Township, the school is South Fayette. Check it on the Allegheny County Real Estate Portal by address or parcel number, or send me the address and I’ll check it before you write an offer.
The same $500,000 house in each area
Property tax counts in your debt-to-income ratio and your escrow, so it changes the price you qualify for as well as what you pay each month. These are the areas my Pittsburgh clients buy in most.
| Area | Tax per month | Your transfer tax |
|---|---|---|
| Cranberry (Seneca Valley) | $481 | $5,000 |
| Squirrel Hill, Shadyside, Highland Park | $561 | $12,500 |
| McCandless (North Allegheny) | $577 | $6,250 |
| Marshall (North Allegheny) | $581 | $5,000 |
| Murrysville (Franklin Regional) | $582 | $6,250 |
| Moon | $755 | $5,000 |
| Monroeville (Gateway) | $764 | $6,250 |
| South Fayette | $850 | $5,000 |
Assessment at the price times each county’s common level ratio, before any homestead exclusion. Planning figures, not bills: an older, lower assessment that is never appealed produces a smaller bill.

Figures use 2026 county, municipal and school millage and the common level ratios published for July 2026 to June 2027. They are planning estimates, not tax bills. Assessment appeals are decided by the county board and no outcome is promised. Transfer tax is split between buyer and seller by custom; the split is negotiable and set by your contract.
