Buying a home in Cranberry Township: what to know before you buy

Cranberry has grown from about 11,000 people in 1980 to over 33,000. Jobs moved in, I-79 and the Turnpike meet here, and the township kept building parks to keep up. It’s also across the county line in Butler County, where the tax system works differently from Allegheny’s. Butler assesses on 1969 values, so assessments are tiny and millage rates are enormous. A 192-mill tax rate is not a typo.

Why people move to Cranberry

The jobs are close. Westinghouse’s headquarters campus alone has more than 3,000 people, and MSA and the business parks along Route 228 add more. The Penguins practice at the UPMC Lemieux Sports Complex by the I-79 interchange. The township runs Graham Park, North Boundary Park and Cranberry Park, plus its own 18-hole golf course. The newer neighborhoods sit a few minutes from all of it.

Moving here for a new job?

A lot of my Cranberry buyers are starting a new job here. Some loan programs let you close on a signed offer letter before your first paycheck, as long as the start date falls within a set window and you have reserves. Here’s how it works: buying a home before your new job starts.

If the house is new construction, the first tax bill may cover only the land. I qualify you on the full bill: taxes on new construction.

The numbers on $500,000

Butler County’s common level ratio is 6.0% (a factor of 16.67 for July 2026 to June 2027), so the planning assessment on a $500,000 purchase is about $29,994.

MillsPer year
Butler County27.626$829
Cranberry Township (2026)15.75$472
Seneca Valley School District (2026-27)148.88$4,466
Total192.256$5,767 · $481/mo

An approved homestead or farmstead in Seneca Valley also receives $171.81 a year in state property tax relief for 2026-27. Transfer tax is the standard 2%, so your half is $5,000.

Read the rate change, not the rate

On a 1969 assessment, one mill is worth about $30 a year on a $500,000 house. Cranberry added 2.5 mills for 2026, a new recreation levy, which is about $75 a year. Seneca Valley added 5.03 mills for 2026-27, about $151 a year. The headline numbers sound large; the dollars are modest.

Cranberry’s own website still lists the 2025 rate of 13.25 mills. The 2026 rate is 15.75.

Before you write an offer

Butler County has not reassessed in decades, and like Allegheny it does not reassess on a sale. Compare the current assessment to the price times 6.0%. Below it: plan the payment on the higher figure. Above it: the house may be over-assessed, which is worth asking about.

How Cranberry compares

At the same price, Cranberry carries the lowest tax of the areas my Pittsburgh clients buy in most: about $100 a month less than North Allegheny and $369 a month less than South Fayette. A lot of the H-1B and tech-corridor buyers I work with end up comparing Cranberry against North Allegheny, and this is usually the number that frames it.

The same $500,000 house in each area

Property tax counts in your debt-to-income ratio and your escrow, so it changes the price you qualify for as well as what you pay each month. These are the areas my Pittsburgh clients buy in most.

Assessment at the price times each county’s common level ratio, before any homestead exclusion. Planning figures, not bills: an older, lower assessment that is never appealed produces a smaller bill.

Figures use 2026 county, municipal and school millage and the common level ratios published for July 2026 to June 2027. They are planning estimates, not tax bills. Assessment appeals are decided by the county board and no outcome is promised. Transfer tax is split between buyer and seller by custom; the split is negotiable and set by your contract.
