Questions I get from other professionals
My client is relocating for work — how does the timing and income work?
An offer letter, a relocation package, a sign-on bonus, and BAH for military moves can all factor into qualifying, often before the first paycheck lands. The trick is sequencing it with the start date and the move, which I do all the time — including a lot of relocations into the Jacksonville area.
Can a client get a mortgage on inherited property or property held in a trust?
Usually yes. Refinancing a property in a living trust is routine, and inherited property has its own paths depending on whether they’re keeping, buying out heirs, or selling. It’s rarely as complicated as it first looks — send me the situation.
Where do you fit for an insurance or benefits advisor?
Any time a client’s housing cost is part of the picture — a payment that includes taxes and insurance in escrow, a refinance that frees up cash flow, or just a sanity check on what a mortgage really costs. I’ll give them the straight math and send them right back to you.
